Types of Surveys

MEP Surveys

One of the most important and costly elements will be the Mechanical & Electrical Systems. The most important elements will be:

  • The age of the system, units and plant and warranty period
  • Working order of the systems
  • Fresh air supply provision vs your business requirements
  • Power supply provision vs your business requirements
  • Feasibility for the system to be modified to meet your office requirements

The conclusions on some of these elements will determine whether or not you will try to negotiate the maintenance responsibility for the system or even whether that particular building is right for you.

Lifts

A tenant does not always think of the lifts as being a massive problem within a building.

However if the building has a lot of levels and the lift provision or speed is not suitable for the number of people and traffic you are expecting at peak times it is good to know from the onset and either negotiate with the Landlord an upgrade of the lifts or consider an alternative property for your new premises.

Building Survey

Whether you are acquiring retail, industrial or office premises, and especially where a part or the whole of the building is demised to your busines there a building survey will prove invaluable to:

  • Have a clear understanding of the condition and design of the building / space
  • Confirming the suitability of the property for its intended use
  • Gaining full view as well as being able to quantify costs for fit-out, maintenance costs, future costs and any other liabilities
  • Identifying point of negotiation with the Landlord

Other tenants in the building

A good way to gage whether a building / premises is good for you is by speaking to other existing or previous tenants. Their perceptions of the Landlord, Building Management and the building systems will prove invaluable at times. They may be able to provide some insight which you would not otherwise have before taking occupation.
